Home ownership feels out of reach for many Americans, so you might find yourself wondering if there are any affordable places to buy a home in the United States. But we have good news—there are actually places where you can buy a house for under $300,000, and these towns score high on the livability front to boot. GOBankingRates recently identified 30 “hidden gem” towns where the average single-family home is much more affordable than the state average.

It sounds too good to be true, but we assure you it’s legit. We even spoke to veteran mortgage broker Joe Jauch from Lynchburg, Virginia, to get insights on the No. 1 hidden gem town. Keep reading to discover towns all over this country where you can still purchase a home for under $300,000.

What makes these towns hidden gems?

These hidden-gem towns are places where someone who makes a median salary can buy a home with a mortgage that’s affordable and doesn’t eat up all their disposable income. Home values and livability also factored in the rankings, and the list includes everything from college towns to river, lake and oceanfront communities, which are often a reach for budget-conscious homebuyers.

GOBankingRates reports that “these markets are quietly thriving and poised to attract savvy buyers in the months ahead,” so now might be a good time to make a move.

What’s the methodology of the new research?

GOBankingRates started with data from the Zillow Home Value Index, focusing on towns where the average single-family home value was at least $50,000 below the statewide average. Next, they looked at livability scores sourced from AreaVibes, excluding cities with scores below 70 as a way to ensure a baseline quality of life.

GOBankingRates also factored in Sperling’s BestPlaces cost-of-living indexes, which they combined with national average expenditure data from the Bureau of Labor Statistics Consumer Expenditure Survey to estimate how much residents spend to live in each city. GOBankingRates assumed a 10% down payment and used national averages on 30-year fixed mortgage rates from Federal Reserve Economic Data to calculate the average monthly mortgage for each location.

Each city then received a weighted score that included the following criteria: median household income (1.00), average mortgage cost (1.00), difference from statewide home value (2.00), and livability index (2.00). Finally, the scores were summed and ranked to create GOBankingRates’ list of the 30 best hidden gem towns where you can still buy a home for under $300,000.

The top towns on the hidden gems list span the country from east to west, and they all share affordable home prices and good livability. Here is the list of the most affordable hidden gem towns in the United States.

Lynchburg, Virginia

Average home value: $264,559

Livability Score: 91

Located along the James River in the foothills of the Blue Ridge Mountains, Lynchburg came in first place mainly because of its livability score of 91, the highest on this list. Jauch told us that the city of Lynchburg has put a lot of money into revitalizing the downtown, which is now a vibrant place full of activity, and that the city is a great place to raise a family.

“People can buy a home here and not feel like they’re barely hanging on,” Jauch says. “We have good options for first-time homebuyers, too.” According to Jauch, graduates from his city’s 11 colleges often stick around because they can find good jobs that pay enough to afford to purchase a home and grow roots.

In addition, Lynchburg has a great cultural scene. “We have a lot of art, music, festivals, history and outdoor activities,” Jauch says.

North Tonawanda, New York

Average home value: $275,977

Livability Score: 86

North Tonawanda is located midway between Buffalo and Niagara Falls. It’s considered a suburb of Buffalo but has lower tax rates than its neighbors, which makes it a good choice for budget-savvy homeowners. North Tonawanda is along the Niagara River and has easy access to Lake Erie. The average home in North Tonawanda is $200,000 less than the state average.

Wausau, Wisconsin

Average home value: $238,916

Livability Score: 90

Wausau, Wisconsin’s livability score is only one point less than Lynchburg’s, and it is a great city for outdoor enthusiasts. In addition to a state park and trail system along the Wisconsin River, Wausau is also home to the state’s largest ski area. Wausau boasts a vibrant arts and culture scene, as well as a strong economy with significant employment opportunities in manufacturing and healthcare.

Blythe, California

Average home value: $232,672

Livability Score: 71

In fourth place, Blythe, California, can brag about having an average home price that’s a whopping $565,000 lower than the state average. Blythe is an agricultural region along the Colorado River, about 224 miles east of Los Angeles and 150 miles west of Phoenix.

Some of what you save on home price might be spent on air conditioning—summer temperatures are known to reach 109°F—but there are other ways to keep cool, such as rafting, kayaking, canoeing, boating and fishing on the Colorado, which runs just east of downtown.

Aberdeen, Washington

Average home value: $282,994

Livability Score: 80

Yet another river town, Aberdeen, Washington, sits at the mouth of the Chehalis River, near Grays Harbor, and not far from Pacific Coast beaches and Olympic National Park. Aberdeen’s economy was built around the timber and fishing industries, and that is still true today. Music fans might recognize the city as the birthplace of Nirvana’s Kurt Cobain and where the band formed. Aberdeen definitely has a small-town feel, but it is less than three hours from both Portland and Seattle.
